Overview - Located on the gated resort of Aviana on HW US 17-92 approx. 15 minutes to the main gate of Walt Disney World, 20 minutes to Universal Studios, 10 minutes to Sea World and just 5 minutes to the I4, the location is perfect. The I4 takes you to many shopping malls, Sea World, Universal Studios and if you want to go to the beach either coast is just over an hour away.

Living - Welcome to this modern 4 bedroom, single storey home which will provide the perfect base for your Florida stay. Upon entering via the electronic door system (no more keys!) you are greeted by a bright and spacious formal living area and dining area. The contemporary décor instantly invites you to relax and enjoy your holiday. Just past this living area, is the open plan kitchen and family area with direct access to the beautiful pool and conservation view.

The kitchen is equipped to a high standard with granite countertops. Off the kitchen is a breakfast “nook” with a breakfast table and views out to the pool area. You’ll have easy access to the pool area from the lounge via sliding doors opening to the deck, so you’ll always feel part of the action.

There are comfy modern grey sofas for all the family to cosy up on and a huge LCD TV perfect for a movie night. The kids will love the Xbox games console (and maybe the adults too!). The house is bright and fresh throughout, with clean modern furnishing, which is ideal on a hot Florida day.

Bedrooms - The Master bedroom is the perfect place to unwind and provides some calm and tranquillity to the end of your day. It is furnished with a King-size bed and an LCD large screen TV for your comfort and enjoyment. The Master en-suite is fitted with both a shower and bath tub.

There is a second Master bedroom with a Queen size bed and en-suite shower bathroom. The third bedroom also has a Queen size bed and shares a family bathroom (bath tub with shower over) with the fourth twin bedroom. All bedrooms have bright, new and modern décor.

Outdoor Living - What better than after a long day to come back home and enjoy your own South facing pool to soothe those aching limbs. South facing means you can enjoy all day sun! Relax on the sun loungers or enjoy an al fresco meal on the outdoor dining table. The added bonus is there are no rear neighbours and you can overlook the beautiful conservation area, maybe with a glass of wine or two.

Entertainment - Why not challenge your friends and family to a game of pool or air hockey in the games room? This is a great place to gather in the evenings for some quality time and fun together.

Additional Info - For your convenience there is a Laundry Room complete with a full size washer / dryer and ironing board. There are plenty of towels available for use at the villa only please. We also provide complimentary Wi-Fi so you can still keep up with emails or browse the internet.

We also have the little people in your party covered with a travel cot, highchair and pushchair complimentary – so less to pack for you!

The resort itself (walking distance) has a clubhouse where you can enjoy the pool, spa, gym, playground and putting area, volleyball court and use of their business office for computer access, all complimentary as our guests. There is also a fishing lake with free fishing for guests!

30 minutes’ drive away is Orlando International Airport and within a 3-minute drive you have the convenience of a Publix supermarket as well as takeout food stores, a pharmacy, bank, petrol station, hairdressers and nail clinic. 15 minutes’ drive will also take you to an array of eateries on the 192.
